Congratulations on marketing your house

So, after all the stress of putting the paperwork together and aligning documents, preparing your home for its next owner, your home is finally on the market for sale, congratulations!

Although we are very disappointed not to have won your business this time, huge congratulations, we see your home is now listed on the market for sale, we genuinely hope that you find a buyer quickly.

A bit of advice that we ask you to please take notice of:-

Please make sure you haven't signed an agreement longer than 4 to 6 weeks. If you have, don't worry it is not too late to change it as you are probably in your cooling-off period (you are allowed to make changes/withdraw your property in the first two weeks of marketing). We as a firm dislike this practice and feel it is unfair so we don't tie you into a long agreement. Please remember if your agent hasn't lived up to what they promised there is absolutely nothing you can do!! You will not be able to change agents until the end of the term so if you have signed a 12 or 16 week agreement that means you are stuck with that agent for over a quarter of a year and by the time you do change, it is too late as your property would have saturated the market.
 
We are property experts so we hope that you don't mind us imparting some helpful tips to make sure that you achieve the highest possible price in the fastest time period.

·         Make it look fabulous: As typical or as obvious this may sound, people often fail to recognise the need to put their houses in the most perfect state they can manage when it is on the market. This is not just you sorting general cleaning; this requires you to go the extra mile by dressing your home to impress. You are not only selling your home, you are selling a lifestyle!

·         Good smells only! Good smells are inviting and give a sense of comfort to your buyer that your home has been looked after. Choose a fresh smell that makes visitors want to spend more not less time in your home. Invest in quality air fresheners, it can add far more than the outlay to your home sale.

·         Fresh paint: You will be amazed at how much a fresh brush of paint could transform your home, especially skirting boards and radiators. Check out the millions of YouTube videos online for ideas.

·         Presentation: To help your property generate interest, you have to present it in the best light. Ever seen a hotel with shabby pictures online and you still go ahead to book a room? Me neither. As you have gotten your home on the market, take a look at the property portal listing with a critical eye. If you were the buyer would the photographs of your home draw you in or turn you off?

This list is in no way exhaustive, you need to make your buyers feel welcome if you are conducting your own viewers, declutter the inside of your property, get air into the house by opening windows, make sure the garden is tidy and weed free and keep it clean at all times.
