The rental market is about to go through one of its biggest shake-ups in years. With the Renters’ Rights Act coming into force from May 2026, landlords across England will face new rules that change how tenancies are set up, managed and ended. One of the biggest changes is the end of Section 21 “no-fault” evictions. Going forward, landlords will need to rely on specific legal grounds to regain possession, which can make the process slower and more complex. Fixed-term contracts are also being phased out in favour of open-ended, rolling tenancies. Tenants will have more flexibility to leave with two months’ notice, while landlords will need to be more organised with paperwork, notices and compliance checks.

Rent increases will be more regulated too, with only one rent increase allowed per year and strict notice requirements. On top of that, the Act introduces new rules around pets, bans rental bidding wars, and extends minimum property standards. A national landlord database and strengthened enforcement powers mean there will be little room for error.
